Our local Northwest Lane County team has been restoring water damage in the Fox Lake area for years. One common cause of water damage during the summer months comes from air conditioner units. The Insurance Institute of Business and Home Safety (IBHS) shares these common reasons for water damage from air conditioning units:
Condensate Drain Line Issues
Air conditioners remove moisture from the air as they cool it down. This moisture is collected in a condensate pan or tray and drained away through a condensate drain line. If the condensate drain line becomes clogged or blocked, it can cause water to overflow from the pan or tray, leading to water damage in the immediate vicinity of the unit.
Overflowing Drip Pan
Most air conditioning units have an overflow pan as an additional safeguard against water damage. If the primary drain line becomes blocked or the condensate pan malfunctions, water will overflow into the overflow pan. If the overflow pan is damaged, improperly installed, or the drain line is not connected correctly, water can escape and cause water damage.
Improper Installation
Incorrect installation of an air conditioner can result in water damage. If the unit is not leveled properly, the condensate drain line may not function correctly, causing water to pool and potentially overflow. Additionally, if the drain line is not connected securely, water can leak from the fittings, causing damage to the surrounding area.
